Assuming that your intention is to sell your house quickly once you put it up for sale, it might pay to do some minor repairs. But what repairs should you do? As the current owner of the property you might have a list of improvements you feel should be done, but these might not necessarily be the right improvements to make when trying to sell it. So, what should you focus on?

Floors

If you have ceramic floors, make sure that there are no chipped or broken tiles. They are easy to replace and are usually not very expensive. If your home is carpeted, it might pay to have the old carpet removed and replace it with light or tan-coloured carpets. If you are lucky enough to have hardwood floors, make sure that they are visible. Sand them down and polish them. Nothing is more beautiful than a shiny, polished hardwood floor.

Walls & ceilings

People have a tendency not to look up. When buying a house, however, they tend to make an exception to that rule. Buyers will look at the ceilings to look for damage caused by leakage. Having a fresh coat of paint makes a big difference. After carefully repairing cracks and holes in the walls, paint them as well; it is relatively inexpensive and makes an enormous visual difference. The ceiling should always be painted white but for the walls you can choose a light tan or other neutral colour. Especially when it comes to online house sales, where you can add many photos, light colours will make a big difference as they make the house seem much larger.

Though remodelling your entire kitchen might help you sell your home faster, it might not pay off financially. Minor repairs will. Start by making sure all your cupboards and drawers close properly. Interested buyers will open every single one of them. Make sure there are no broken tiles. And you can, if needed, resurface the cupboards. This is cheaper than having them replaced and will look as good when done properly.

Bathroom

A leaky shower or a running toilet will attract immediate attention. Your bathroom repairs should start there if needed. When you’ve made sure no water is being wasted, you should check your tiles. Replace any tiles that are chipped or broken.

Of course, there are a number of other repairs that can be made (there is the exterior of the house to consider, for instance). But if you follow this list, your home will be in pretty decent shape and ready to be sold.
